What Exactly Is Happening?

Detwiler's has signed a lease for a 52,000-square-foot standalone store at 5001 N. Sumter Blvd, on a 35-acre parcel at the northwest corner of Sumter Boulevard and I-75. The site is being developed by The Sentinel Fund, an Orlando-based commercial real estate investment firm, which purchased the 35-acre parcel for $11 million in June. Detwiler's is the first confirmed tenant of a larger 140,000 to 200,000-square-foot shopping center planned for the site, with 660 parking spaces. The developer says it's still in talks with additional national retailers, though none have been publicly named yet. The site plan application is currently under review by City staff, and the store is anticipated to open in the fourth quarter of 2028.

So Why Isn't Detwiler's the Biggest Part of the Story?

Because of what's happening nearby. Sarasota Memorial Healthcare System broke ground on November 7, 2025 on its North Port hospital, a $507 million facility on a 32-acre site in the 4800-4900 block of North Sumter Boulevard near I-75, also slated to open in 2028. Two major projects, on the same stretch of Sumter Boulevard near the same interstate interchange, both targeting roughly the same completion window — that's not a coincidence of timing so much as a signal about where this corridor is headed. As North Port Vice Mayor Barbara Langdon put it at the Detwiler's announcement, this is one of the most significant developments the city has seen in years, coming right on the heels of the hospital finally breaking ground nearby.

There's Also a Bigger Pattern Behind the Developer

The Sentinel Fund isn't a one-project outfit passing through. City officials have noted that over the past 18 months, this investment group has been buying up key parcels throughout North Port, and this shopping center is described as just one of several areas the firm plans to develop around the city in the near future. That's worth knowing if you're trying to understand where North Port's commercial growth is actually concentrated right now, rather than assuming it's scattered evenly across the city.

Why This Particular Grocer, and Why Now?

Detwiler's leadership has framed the move as a long-time-coming decision rather than a corporate expansion checkbox. Company founder Henry Detwiler Sr. said customers have been asking the family-owned grocer to move further south for years, and company president Sam Detwiler called North Port's growth trajectory the reason the timing finally made sense. The North Port location will be Detwiler's largest store to date and its first built entirely from the ground up, rather than adapted from an existing supermarket space, which the company has done at most of its other locations. It also follows Detwiler's 2024 groundbreaking on a 133,000-square-foot distribution center in Palmetto, built specifically to support this kind of expansion.

What About Jobs and the Local Economy?

The project is expected to generate roughly 125 jobs. North Port's Economic Development Manager Michael Meerman has said the conversations with the developer began more than 18 months ago at a conference in Orlando, and city officials have framed the project as a way to keep North Port dollars in North Port rather than losing that spending to grocery and retail options in neighboring cities. That's the same economic-development logic that shows up in conversations about other North Port growth right now — the question isn't just whether a project brings jobs, but whether it changes where residents already spend their money.

What This Isn't Yet

A signed lease and a site plan under review are not the same thing as a finished shopping center. The site plan application is still working through the City's review process, and the broader retail center still hasn't finished pre-leasing its other spaces. A 2028 opening is still two years out, and timelines on ground-up commercial construction can shift. So while this is a real, signed commitment rather than a rumor, it's also not a ribbon-cutting yet.
